Innis-Shore townhouse guide

Newer streets behind the south shore

Innis-Shore's northern edge follows the south shore of Kempenfelt Bay, east of Wilkins Beach. Most of the homes went up between 2001 and 2010, with more through 2016, so it is one of Barrie's newer established neighbourhoods.

Detached houses dominate, and row houses are a smaller share than in Holly or Painswick North. Townhouses here tend to be two-storey freeholds on subdivision streets, often with attached garages and backyards that back onto other yards or green space.

Because the area was built later, many townhouses here have open-concept main floors, larger kitchens and second-floor laundry, features that are less common in the 1990s stock in Holly and Painswick North. Garages are typically single, with a driveway in front.

Why downsizers from the GTA look here

Innis-Shore draws buyers who want something newer and quieter. For someone selling a detached home in the GTA, a townhouse here offers a newer build, wooded trails and a short drive to the water.

The trade-off is that daily errands mean driving. The area has some commercial and professional services, but most residents commute by car and use the shopping along Yonge Street and Mapleview Drive. If you want to give up the car, Innis-Shore is not the right fit.

Innis-Shore or Painswick: choosing a south-end base

Many buyers who end up in Innis-Shore also looked at Painswick, which is just to the west. The differences are clear once you drive them.

  • Age. Innis-Shore is mostly 2001 to 2016. Painswick North is mostly 1980s and 1990s, and Painswick South is mostly 2000s.
  • Setting. Innis-Shore has more woodland and is closer to the bay. Painswick has more shopping and is closer to Yonge Street.
  • Townhouse supply. Painswick North has the highest share of row houses of the three. Innis-Shore has fewer, so choice is narrower.
  • Commute. Both are close to Barrie South GO. Innis-Shore streets are a little further from the 400.

If being near the lake and trails matters most, Innis-Shore usually comes out ahead. If walking to shops matters, Painswick does.

Woodlots, trails and the bay

Large wooded areas and a trail system run through the neighbourhood, and its four parks have sports fields, ball diamonds and courts. The south-shore waterfront, including the beaches along Kempenfelt Bay, is close by. The mix of trees and lake access is what sets Innis-Shore apart from the flatter subdivisions to the west.

Because the trail system winds behind many streets, a townhouse here can feel more private than its lot size suggests. The trade-off is that wooded areas bring more snow drifting in winter and more leaves in fall, so check who clears shared paths and how drainage behind the unit has been handled.

Things to confirm on an Innis-Shore townhouse

  • Backing onto woodlots. Wooded rear lots are a selling point, but they may be regulated or protected land. Do not assume you can extend a deck or fence into them.
  • Builder-era details. Homes from 2006 to 2010 may have builder-grade windows and finishes that owners are now updating. Ask what has been replaced.
  • Commuting route. Barrie South GO is the nearest station. Drivers usually head to the 400 via Mapleview Drive, and the Harvie Road and Big Bay Point Road crossing helps with east-west travel.

What buyers ask about Innis-Shore

Is Innis-Shore close to the water?

Yes. The neighbourhood's northern edge follows the south shore of Kempenfelt Bay, so beaches and waterfront paths are a short drive or walk from many streets.

How new are the townhouses in Innis-Shore?

Most homes were built between 2001 and 2016, so the townhouses are among the newer resale options in Barrie outside the brand-new south-end subdivisions.

Can I walk to shops from Innis-Shore?

Only in some spots. Most residents drive to the shopping along Yonge Street and Mapleview Drive.
