Buying a townhouse in Aurora

Aurora is a town in York Region on Yonge Street, between Richmond Hill and Newmarket, with a GO station on the Barrie line. Townhouse buyers will find older condo townhouse complexes near Yonge and Wellington Streets and newer freehold rows in the east-side neighbourhoods toward Highway 404, popular with young families and commuters.

There are 69 townhouses for sale in Aurora right now, priced from $420,000 to $1,699,000. Half are listed under $894,000. By style, that is 40 2-storey townhouses, 21 3-storey townhouses, 4 bungalow townhouses, 3 stacked townhouses.

The typical monthly fee on townhouses listed in Aurora today is about $710. Fees depend on the size of the home, the age of the complex and what is covered, which is often the roof, windows, landscaping and snow clearing. Freehold townhouses have no monthly condo fee.

If you are buying a condo townhouse, have a lawyer review the status certificate before your offer goes firm. It shows the reserve fund, the rules and any special assessments on the way. A townhouse specialist can pull recent sales on the same street or in the same complex so you know what a fair price looks like.

Bayview Northeast townhouse guide

A 1996 plan that put the towns near Bayview

This was originally concession land east of Yonge, part of Whitchurch Township until 1971, when it moved into the Town of Aurora. The town drew up a plan for Bayview Northeast in 1996, and building picked up through the following years as roads and services were extended east.

The housing that resulted runs from traditional to contemporary: covered entries, pitched roofs and street-facing gables with arched windows. Townhomes and low-rise condominium are concentrated near Bayview Avenue, with detached homes on the streets further east. Lots are mid-sized and almost every home has an attached or built-in garage.

Because so much of Bayview Northeast went up within a short span, rows on the same street often share a builder, a floor plan and a maintenance schedule. That makes it easier to judge a unit against its neighbours: if most of a row has new shingles and yours does not, you know what is coming.

Highway 404 on the doorstep, the GO station a drive away

For drivers, this is one of the best-placed parts of Aurora. Wellington Street East leads straight to a 404 interchange, so trips south toward Markham, Richmond Hill and Toronto start quickly. The flip side is the train: Aurora GO is west of Yonge, so most residents drive or bus there rather than walk.

Daily errands are close. The Aurora Centre plaza at Bayview and Wellington has a supermarket, a Canadian Tire and a cinema, and more shopping lines Bayview north toward St. John's Sideroad. The Stronach Aurora Recreation Complex on Wellington Street East has pools and arenas.

Wetlands to the east

The East Aurora Wetland Complex is a provincially significant wetland, and Aurora Wildlife Park within it has trails, two ponds, grassland and woodland. Units near the wetland edge get quiet green views, but the conservation status means the land beside them stays as it is, and backyard changes near regulated areas may need approval from the conservation authority.

The resale buyer here, and what holds up

Most people shopping for a town in Bayview Northeast are families moving up from a condo apartment, or couples who want a garage and a small yard without paying for a detached house on the same street. Because the neighbourhood was planned from the start with townhouses as a real component, there is a steady supply of them, and units tend to be similar enough to compare side by side.

What separates one from another is condition and layout more than location. End units with an extra side window, homes with a finished basement and walkout, and towns that have had roofs and windows replaced recently generally attract more interest. A town facing a quiet crescent usually sells more easily than one facing Bayview or Wellington.

Investors also look here because of the 404 access and the steady demand from tenants working in the York Region business parks along the highway. If you plan to rent, check any condo rules on leasing and minimum terms before you buy.

What to look at on a Bayview Northeast town

  • Whether the unit is freehold, POTL or standard condo. All three exist here, and the fee and responsibilities differ.
  • Original roofs and windows. Many units from the late 1990s and early 2000s are reaching their first big replacement cycle.
  • Garage and driveway length. Some rows fit one car inside and one outside, which matters for two-car households.
  • Traffic and noise on units close to Bayview, Wellington or the 404.

What buyers ask about Bayview Northeast

How close are Bayview Northeast townhouses to Highway 404?

Very close. Wellington Street East connects the neighbourhood directly to a 404 interchange, which is a big reason commuters who drive look here.

Is there a GO station in Bayview Northeast?

No. The nearest is Aurora GO on Wellington Street East west of Bayview, which most residents reach by car or bus.

Are there condo townhouses in Bayview Northeast or only freehold?

Both. Freehold and POTL rows sit alongside condominium townhouses and some low-rise condo buildings, mostly near Bayview Avenue.
