Townhouses For Sale in Whitby

Whitby's townhouse market splits along the 407. South of the highway are the established neighbourhoods, the downtown and the GO station by the harbour; north of it, and out on the town's western edge, are Brooklin and the newer subdivisions that supply most of the recent freehold rows.

If you are buying a condo townhouse, have a lawyer review the status certificate before your offer goes firm. It shows the reserve fund, the rules and any special assessments on the way. A townhouse specialist can pull recent sales on the same street or in the same complex so you know what a fair price looks like.

Whitby townhouse guide

The 407 draws a line between Brooklin and the rest of Whitby

Highway 407 opened through Whitby in 2016, running along a hydro corridor just south of Brooklin. It now separates the town into two distinct markets: the older urban south, built outward from the harbour and downtown, and the north, where Brooklin's old mill village has been surrounded by subdivisions since the early 1990s.

Highway 12 ends at the 407 just south of Brooklin, and Highway 412 links the 401 and 407 along Whitby's west side. The 412 has been toll-free since spring 2022, which made it the default route for Whitby drivers heading to the 401 or toward the 407 corridor. The 407 itself is still tolled.

On the south side, the 401 has Whitby interchanges at Brock Street and Thickson Road. Which one you use daily is a good proxy for which part of town will feel convenient: west and central Whitby lean on Brock, the east end on Thickson.

Freehold rows up north, condo complexes in the older south

Whitby's townhouse mix follows its build-out. The north and west have the newest stock, mostly freehold towns from large builders in master-planned communities: Madison Group's Brooklin Towns, and in west Whitby, Great Gulf's Whitby Meadows, Tribute's Chelsea Hill and Andrin's Trails of Country Lane. These usually have their own driveway, garage and small yard, and no monthly condo fee.

The older south is where condo townhouses concentrate. Pringle Creek, developed from the late 1970s, carries a mix of condo houses, freehold towns and condo apartments. Rolling Acres followed in the 1990s with mostly detached homes and some townhouses. Downtown and Port Whitby add small infill complexes and newer condo towns near the water.

The practical difference for buyers: up north, you're mostly comparing builders, lot sizes and finishes. Down south, you're comparing condo corporations, and the corporation's finances matter as much as the unit.

From Port Whitby to Union: how the train commute really works

Whitby GO sits south of the 401 near the harbour, on the Lakeshore East line, with local trains roughly every 15 minutes on weekdays and every 30 minutes on weekends. If you plan to ride daily, distance to that one station shapes your week more than anything else on the listing.

From Port Whitby and downtown, the station is a short drive, bike ride or bus trip. From Pringle Creek and Rolling Acres, it's a drive south through town. From Brooklin and the north-west subdivisions, it's a full cross-town drive, and on bad days the 412 to the 401 and then into Toronto can be faster than driving to the train.

Buyers in Brooklin and north Whitby who drive to work in York Region or Pearson often skip the GO entirely and use the 407. Price the tolls honestly against the cost of GO fares and station parking before deciding which end of town fits your commute.

Reading the paperwork on a south Whitby condo townhouse

A condo townhouse listing in Whitby can describe several different legal setups, and each comes with a different set of documents. Work through them in this order:

  1. Confirm the ownership type. A standard condo townhouse includes the unit and shares exteriors with the corporation. A common elements condo means you own the house freehold but pay a fee for shared roads or amenities. A freehold with POTL is similar, set up differently. The listing and the title search should match.
  2. Order the status certificate and make the offer conditional on your lawyer's review.
  3. Read the reserve fund study. Ontario condo corporations update these every three years. In a 1980s or 1990s Whitby complex, find out which big items were already replaced once, and which are scheduled next.
  4. Look at the last two years of fee changes and any special assessments mentioned in the budget or minutes.
  5. Check the insurance deductible and which damage the declaration makes the owner responsible for.
  6. Confirm parking: owned, exclusive-use or shared, and whether visitors can park overnight.

A well-run older complex with a healthy reserve can be a better buy than a newer one still finding its fee level. The documents tell you which one you're looking at.

What 'Rural Whitby' really means on a townhouse listing

Browse Whitby townhouses on the MLS and you'll see a surprising number listed in Rural Whitby. That label comes from the board's community boundaries, which cover the parts of town outside the established urban neighbourhoods. As development has moved onto former farmland, especially on the west side around Coronation Road and Rossland Road, the new subdivisions there have kept the rural tag.

So a Rural Whitby townhouse is usually a recent freehold in a planned community with parks and proposed school sites, not a farmhouse. Judge it by its actual street, its builder and its distance to the 412 and Whitby GO, not by the community name.

The same goes for comparing statistics. Rural Whitby figures mix brand-new subdivision towns with the occasional older property on a country road, so a single median can hide two very different products. Look at the individual listings before drawing conclusions from the numbers.

Heritage rules in downtown Brooklin

Downtown Brooklin was designated a Heritage Conservation District under Part V of the Ontario Heritage Act in 2008. Most Brooklin townhouses are in the surrounding subdivisions rather than in the old core, but if you're looking at attached housing or infill near the village centre, check whether the property sits inside the district boundary.

Inside the district, exterior changes such as windows, cladding, porches and additions can require a heritage permit, and the town has guidelines for what's appropriate. It doesn't stop renovations, but it adds a step and can shape what you're allowed to do. Ask the seller whether past exterior work had a permit, and build extra time into any renovation plan. For buyers who love the village core, that predictability is part of the appeal: the main street's scale is protected.

Matching Whitby's pockets to the buyer

  • Daily GO commuters: Port Whitby and downtown, closest to the station, followed by Pringle Creek for a short drive.
  • First-time buyers: older condo townhouses in Pringle Creek and the south end, where a healthy corporation can offset the age of the building.
  • Growing families wanting a yard: freehold rows in Brooklin and the west-side subdivisions, plus 1990s freeholds in Rolling Acres.
  • Downsizers: downtown infill towns within walking distance of Brock Street, or waterfront condo towns near the harbour.
  • Investors: units near the GO station tend to suit commuter tenants; new freeholds suit longer-term family tenants.

These are tendencies, not rules. The right unit in the wrong pocket can still be the right buy, and the reverse is just as true.

Whitby between Ajax and Oshawa

Whitby townhouse buyers almost always compare Oshawa to the east and Ajax to the west. Oshawa generally offers a lower entry point and has the 407 interchanges at Simcoe and Harmony. Ajax is a stop closer to Toronto on the GO line. Whitby's case is the combination: the 412 for toll-free highway access, a GO station by the lake, a walkable downtown, and Brooklin's newer rows for buyers who want space.

The comparison often comes down to the daily route. A buyer who works in downtown Toronto and rides GO will usually find Ajax and south Whitby similar, and will pick on the specific complex. A buyer driving to Markham or Vaughan will compare Brooklin against north Oshawa and Pickering's Seaton, and should price in 407 tolls for all three. A buyer who works locally, at Durham Region headquarters, the hospitals or the Oshawa campuses, may find that Whitby's middle-of-the-region position matters more than any GO schedule.

What buyers ask about Whitby

Is Highway 412 still toll-free?

Yes. Tolls on Highways 412 and 418 were removed in spring 2022. The 407 itself, including the section running just south of Brooklin, is still a toll highway.

Is there a GO train station in Brooklin?

No. Brooklin residents drive south to Whitby GO, which sits south of the 401 near the harbour, or use the 407 and 412 to drive into the city.

Why are new Whitby townhouses listed as Rural Whitby?

Rural Whitby is an MLS community name covering land outside the established urban neighbourhoods. Newer subdivisions on former farmland, especially on the west side around Coronation Road, still carry that label.

Does Brooklin's heritage district affect townhouses?

Only properties inside the downtown Brooklin Heritage Conservation District, designated in 2008, are affected, and there exterior changes can need a heritage permit. Most of Brooklin's townhouses are in the surrounding subdivisions, outside the district.

Which Whitby neighbourhoods are closest to the GO station?

Port Whitby and downtown Whitby are the closest, since the station sits south of the 401 near the harbour. Brooklin and the north-west subdivisions are a cross-town drive away.

Which school boards serve Whitby?

Whitby is served by the Durham District School Board and the Durham Catholic District School Board, with French-language boards also operating in Durham. Check each board's locator for the exact address, especially in new subdivisions where school sites are still being built.
