Townhouses For Sale in Wasaga Beach, Ontario
Wasaga Beach's townhouses are overwhelmingly recent, built as the town grew from a summer cottage strip into a year-round place with subdivisions behind the dunes. Buyers here are mostly weighing newer two-storey and bungalow rows against what they give up by living in a town that still sends its teenagers and its patients elsewhere.

A town that still sends teenagers and patients elsewhere
Start with the part that surprises people moving up from the city. Wasaga Beach has several elementary schools but, as of now, no secondary school of its own; students travel to neighbouring towns. Two high schools are planned, and the first is scheduled to open in September 2027. If you have kids approaching grade nine, that date matters more than any feature of the townhouse itself.
Hospital care is also out of town, at Collingwood General and Marine Hospital, which serves the whole south Georgian Bay area and is itself slated to be replaced on a new site. Day-to-day medical needs, groceries and big-box shopping are covered locally, including at the Stonebridge Town Centre, but anything specialized means a drive along Highway 26 to Collingwood or east to Barrie.
None of this is a dealbreaker for most buyers. It simply changes which end of town makes sense: households that will be driving to Collingwood often look west, while those heading to Barrie or the 400 often look east, toward the County Road 92 side.
Stonebridge, Beachway Crossing and the newer freehold streets
Most Wasaga townhouses on the market are two-storey rows, followed by bungalow towns and a small number of three-storey units. Much of it comes from planned communities built in the last couple of decades.
- Stonebridge by the Bay is a large planned community that mixes freehold bungalows, two-storey villas and three-storey townhomes, with walking trails linking the homes to the town centre and a private beach club on the Nottawasaga River. A later phase adds low-rise condos.
- Beachway Crossing Towns, at Sandy Coast Crescent, is a smaller cluster of two- and three-bedroom townhomes from the same building group, close to the waterfront.
- Elsewhere, builders have added freehold rows on subdivision streets throughout the town, often bungalow-style to appeal to people who want one-level living.
Because many of these communities have private amenities such as pools, clubhouses or trails, ownership is not always simple freehold. Some are common-element arrangements where you own your house and lot outright but pay a monthly fee toward shared roads or facilities. Read the purchase agreement and disclosure documents carefully to see which you are buying.
The one-floor rows tend to attract buyers leaving a larger house elsewhere in Ontario, while the two-storey units with three bedrooms suit households that need room for children. That split shows up in what buyers ask about first: main-floor primary bedrooms on one side, finished basements and fenced yards on the other.
Living with the most-visited provincial park in Ontario
Wasaga Beach Provincial Park draws more visitors than any other operating provincial park in the province, and the beach is billed as the longest freshwater beach in the world. That is wonderful in July and hard work on a long weekend. Streets near the main beach areas get heavy traffic, parking fills, and noise carries late into the evening.
The town is also in the middle of redeveloping its old beachfront. A downtown master plan adopted in 2017 laid out a long-term rebuild, council approved the beachfront redevelopment in 2024, most of the old Beach Drive buildings came down in 2025, and a hotel is expected to break ground in 2026. Over time that should bring a more year-round core to the area around Beach Area One. In the meantime, buyers close to it should expect construction activity.
The quieter townhouse streets are generally set back from the shore in the subdivisions to the south and west, which is where most of the attached housing has been built.
By bus to the Barrie GO line, or by car on the 26
Wasaga Beach Transit runs local routes within town, and the county's LINX buses connect outward: Route 2 runs to Barrie, ending at the Allandale Waterfront GO station, and Route 4 runs to Collingwood. For a regular GTA commute, almost everyone drives. Highway 26 links the town to Collingwood in one direction and toward Barrie and the 400 in the other, and County Road 92 heads east toward Elmvale.
Winter matters here too. Lake-effect snow off Georgian Bay can make a short drive slow, and a garage and a clear driveway plan are worth more than they would be in the city. Ask whether a condo or common-element community contracts out driveway clearing, or only the shared roads.
Pre-delivery and closing items to watch on a newer Wasaga town
Because so much of the stock is new or nearly new, the useful checks are about construction and closing rather than old roofs:
- Tarion warranty status. Know which warranty periods are still running and whether the previous owner filed any claims.
- Closing adjustments on new builds. Development charges, utility connections and similar items can be added on closing unless the agreement caps them.
- Grading and drainage. Confirm that the lot grading was certified and that downspouts and swales move water away from the foundation.
- Floodplain mapping. Homes near the Nottawasaga River fall under the local conservation authority's regulations, so confirm whether any part of the lot is regulated.
- Community fees. If there is a monthly fee, find out exactly what it pays for and how it has changed since the community was registered.
What buyers ask about Wasaga Beach
Is there a high school in Wasaga Beach?
Not yet. Students currently attend secondary school outside the town. Two high schools are planned, with the first scheduled to open in September 2027.
Can I take transit from Wasaga Beach to the GO train?
Yes. LINX Route 2 runs from Wasaga Beach to Barrie's Allandale Waterfront station, where you can catch the GO Barrie line. It suits occasional trips better than a daily commute.
Are the Stonebridge townhomes freehold or condo?
Stonebridge by the Bay includes freehold homes, including three-storey townhomes, plus a later condo phase. Shared amenities can come with a community fee, so check the specific unit's documents.
Will the beachfront redevelopment affect nearby townhouse streets?
Expect construction activity near Beach Area One over the next several years as the town's redevelopment proceeds. Most townhouse subdivisions are set back from that area, but buyers close to it should factor in the disruption.
