Kingston Road's motel lots became townhouse rows
Kingston Road was once Highway 2, the main route east out of Toronto, and West Hill grew along it from the 1950s. When Highway 401 opened, much of the through traffic that supported the road's motels and roadside businesses moved north. Since the 1980s, a steady share of those commercial properties has been redeveloped, and many vacant sites have been turned into townhouses.
That gives West Hill two distinct kinds of townhouse. There are the older complexes from the area's main growth period through the 1960s and '70s, and there are the newer condominium towns, including stacked and back-to-back layouts, along the Kingston Road corridor.
The newer units tend to have smaller footprints per floor and rooftop or balcony outdoor space instead of a yard. The older ones are usually larger with a yard but come with the maintenance questions that any complex of that age raises.
Guildwood GO and the drive to the 401
Guildwood GO station sits on West Hill's border with Guildwood and is served by Lakeshore East trains and by VIA Rail. For a downtown commuter it is the strongest reason to look here, especially for addresses within walking or short cycling distance of the station.
TTC buses run along Kingston Road, Lawrence and Morningside to Kennedy station on Line 2. The Eglinton East light rail line, as designed by the city, would run along Kingston Road and Morningside past Guildwood GO toward the University of Toronto Scarborough, but it had no confirmed funding as of 2026.
Highway 401 is a short drive north via Morningside Avenue, which matters for anyone working east in Durham or north in Markham.
Before you buy a new Kingston Road town
- Check the ownership structure. Many newer units are standard condominium; some are freehold parcels of tied land with a common elements fee. The listing's legal description and the status certificate will confirm.
- Look at traffic and noise. Units facing Kingston Road get more of both than those set back inside the development.
- Ask about outstanding builder items. In a relatively new corporation, there may still be open Tarion warranty claims for the common elements.
- Confirm parking. Some stacked developments have shared underground parking rather than a garage per unit.
For older complexes, the familiar checks apply: reserve fund study, recent replacements, and any planned special assessment.
It also helps to walk the stretch of Kingston Road around a unit at different times of day. Some blocks have already been rebuilt and feel settled; others still have older commercial lots that may redevelop in the coming years, bringing construction for a while and more neighbours afterward.
Ravines, East Point Park and Highland Creek
West Hill's name comes from its position on the west side of the deep Highland Creek ravine. Morningside Park and Colonel Danforth Park follow the creek, and East Point Park sits on the lake at the eastern end of the Scarborough Bluffs. Heron Park has an arena and ball diamond. The University of Toronto Scarborough campus is close by on the north side.
For families moving up from a condo, this access to ravine trails and the lake is a big part of West Hill's draw. Home prices in the area have generally sat below the Toronto average, which makes it a natural place to compare against Malvern or the newer Rouge subdivisions.
What buyers ask about West Hill
How long is the GO trip from West Hill to Union Station?
Guildwood GO on the Lakeshore East line is the closest station for most of West Hill. Travel time depends on the train, so check the current GO schedule for the exact run time from Guildwood.
Are the newer townhouses on Kingston Road freehold?
Most are condominium-owned, and some are freehold parcels of tied land with a common elements fee. The listing's legal description will tell you which structure applies.
Is West Hill close to the University of Toronto Scarborough?
Yes. The UTSC campus is just north of the neighbourhood, which also makes the area of interest to buyers looking at student or staff rentals.
What parks are near West Hill townhouses?
Morningside Park and Colonel Danforth Park follow Highland Creek, and East Point Park is on the lake at the east end of the Scarborough Bluffs.
