Morningside townhouse guide

Living between two campuses and the 401

Morningside sits in a part of Scarborough shaped by institutions and roads. Highway 401 forms its northern edge. The University of Toronto Scarborough campus and Centennial College's Morningside campus are a short trip east and south. That mix creates steady demand from students, staff and families, which matters if you're buying to live in now and might rent later.

Townhouses here are mostly condominium complexes from Scarborough's main growth period, mixed with detached homes. Military Trail and Ellesmere carry the area's institutional traffic, and Tam Heather Country Club on Military Trail has offered curling and tennis since the 1970s.

If you plan to rent to students later

Buyers who are thinking about student rentals should check a few things before committing:

  • Condominium rules on leasing. Some corporations set minimum lease terms or restrict room-by-room rentals.
  • City rules on multi-tenant housing. Toronto regulates rooming houses and multi-tenant homes. Check the current rules before planning to rent by the room.
  • Parking limits. Complexes with one space per unit can make it hard to rent to several drivers.
  • Insurance. A rented unit needs a landlord's policy, not a standard owner's policy.

For an owner-occupier, the same proximity to campuses means buses run frequently on the main routes.

It also helps to think about the calendar. Student demand peaks before the fall term and drops in summer, so a rental that turns over every September can sit empty for a stretch. Some owners prefer to rent to staff or to families instead, trading a slightly lower rent for longer tenancies and less wear on the unit. Whichever you choose, budget for the condo fee, property tax and insurance before counting on rental income, and confirm that the lease terms you have in mind are allowed in that specific complex.

Getting downtown and getting east

Most Morningside commuters drive the 401 or take a bus to a rail line. Guildwood GO on Lakeshore East is the closest train for most addresses, a short drive south. TTC buses on Lawrence, Ellesmere and Morningside connect to Kennedy station for Line 2 and Line 5.

The city's proposed Eglinton East light rail line would run north on Morningside Avenue and loop through the UTSC campus. It had a completed early design but no confirmed funding as of 2026, so plan around today's bus service.

West Highland Creek and the older complex checklist

West Highland Creek forms part of the neighbourhood's southern boundary, and its ravine gives some streets a wooded edge. If a complex backs onto the ravine, ask whether any part of the property is in a regulated area. Toronto and Region Conservation Authority rules can affect fences, decks and additions near the slope.

For the complexes themselves, the usual older-stock checks apply. Read the reserve fund study for upcoming roof, window and paving work. Look at recent board minutes for any discussion of a special assessment. And confirm what the fee includes, since some complexes cover water and others don't.

Morningside rarely has as many listings at once as Malvern to the north, so it helps to watch the live data on this page for a few weeks and get a feel for which complexes trade most often.

What buyers ask about Morningside

Is Morningside close to UTSC?

Yes. The University of Toronto Scarborough campus is a short trip east of the neighbourhood, and Centennial College's Morningside campus is nearby as well.

Can I rent a Morningside townhouse to students?

Possibly, but check the condominium's leasing rules and Toronto's rules on multi-tenant housing first. Some complexes restrict short leases or room rentals.

What is the nearest GO station to Morningside?

Guildwood GO on the Lakeshore East line, a short drive south, is the closest for most addresses.
