Townhouses For Sale in Dorset Park, Scarborough
Dorset Park sits between Birchmount Road and Midland Avenue, from Lawrence Avenue north to Highway 401. Most of its housing went up in the 1950s, so its townhouses tend to be later complexes tucked between older bungalows, the Kennedy Road business strip and the Scarborough Centre area.

1950s streets with later townhouse complexes
Dorset Park was farmland until the post-war boom, and most of its housing dates from the 1950s. The original side streets are lined with detached houses on generous lots. Townhouses came later, usually as condominium complexes on remaining parcels or along the main roads.
The Kennedy Road business district runs from the 401 south to Lawrence, with high-rise buildings and Kennedy Commons, a large strip mall between the 401 and Ellesmere. That strip gives the neighbourhood a lot of daily shopping within a short drive and puts some townhouse complexes very close to commercial traffic.
Right beside the old RT corridor
Dorset Park's east side borders the corridor that once carried the Line 3 Scarborough RT. Since that line closed in 2023, a replacement bus runs between Kennedy and Scarborough Centre, and a dedicated busway is being built on the old right-of-way with stops at Lawrence East and Ellesmere.
The bigger change is the Line 2 subway extension, which will carry trains from Kennedy to Scarborough Centre and on to Sheppard and McCowan. Its Lawrence East and Scarborough Centre stations are just east of the neighbourhood. Opening was targeted for around 2030 and has since been reported as later. If transit is central to your purchase, think about the next several years of bus commuting, not the eventual subway.
Kennedy station, a short ride south, now connects to both Line 2 and Line 5 Eglinton.
Things to look at before an offer here
- Noise. Units near the 401, Kennedy Road or the rail and RT corridor can be louder. Visit at rush hour.
- The complex's age and reserve fund. Get the reserve fund study and look at what has been replaced and what is still coming.
- Basement water history. With 1950s infrastructure around, it is worth asking about past water in basements and whether the corporation or the owner handles repairs.
- Parking. Confirm the number of spaces and the visitor parking rules.
- Nearby applications. Land around future subway stations tends to attract development proposals. Look up the City of Toronto's application map for anything planned beside the complex.
Older Dorset Park complexes often sit beside 1950s detached streets, so a unit's surroundings can feel more established than its own building. That's a plus for mature trees and quieter interior roads. It also means the townhouse complex may be the youngest thing on the block and still be old enough to need serious work. Read the reserve fund study alongside the listing photos, not after.
Who Dorset Park suits
Dorset Park works well for buyers who want a central Scarborough address and fast 401 access. It suits commuters heading west on the highway or north to Markham, and people who want to be near Scarborough Centre as it grows around the coming subway stations. First-time buyers who don't mind an older complex can find more space here than in a condo tower. Investors watch the area because of the subway extension, but should plan for a long horizon given the delays.
The neighbourhood has fewer listings at any given time than Malvern or L'Amoreaux, so watch the live supply on this page and be ready to move when the right unit appears.
What buyers ask about Dorset Park
Will the Scarborough subway extension stop near Dorset Park?
Yes. The Line 2 extension's Lawrence East and Scarborough Centre stations are just east of the neighbourhood. The opening was targeted for around 2030, but reporting in 2026 pointed to a later date.
How do Dorset Park residents get to the subway today?
A replacement bus runs between Scarborough Centre and Kennedy station, which connects to Line 2 and Line 5 Eglinton. A busway on the old RT corridor is being built to speed that trip.
Is Dorset Park close to the 401?
Yes. Highway 401 forms the neighbourhood's northern boundary, with access from Kennedy Road and other nearby interchanges.
