Clairlea-Birchmount townhouse guide

Mostly 1950s detached, with townhouses at the edges

Clairlea began filling in with detached family homes in the early 1950s, on well-treed streets with large backyards. Townhouses arrived later, mainly as condominium and freehold developments on former commercial or institutional land, and near the subway stations along Danforth and the Eglinton corridor to the north.

That makes the townhouse supply here more varied than in the big complex neighbourhoods. You can find older rows near the main roads alongside much newer units, so it's worth noting the build year on every listing.

Providence Healthcare, which opened on St. Clair Avenue in 1962, is one of the area's larger employers and a local landmark. Many of the streets around it still have the original post-war houses, and some have since been replaced with larger custom homes. Townhouse buyers here often like the mix: an older, settled neighbourhood around them, with a newer unit that doesn't need the same upkeep as a 70-year-old bungalow. Others prefer an older freehold row with a deeper lot. Both show up, just not often.

Victoria Park station, Warden and the new Line 5

Transit is Clairlea-Birchmount's strongest argument. Victoria Park and Warden stations on Line 2 sit along the southern edge, and Warden station is being redeveloped as a larger transit hub. Line 5 Eglinton opened in February 2026 along the northern boundary, with surface stops running east toward Kennedy station.

Across Eglinton, the Golden Mile commercial strip is being replanned for mixed-use development around the new line. If that build-out goes ahead, more townhouses and mid-rise housing will likely appear nearby over the coming years, which could add choice for buyers and competition for sellers.

Warden Woods and the Gus Harris Trail

A good share of the neighbourhood is park and trail. The Gus Harris Trail, also called Warden Woods Park, follows Taylor-Massey Creek from east of Pharmacy Avenue to St. Clair Avenue. Dentonia Park Golf Course is just west of Victoria Park, and the Warden Hilltop Community Centre was the first public building in Toronto to earn LEED Silver certification.

If you're looking at a unit near the creek, ask whether the lot is within a regulated area. Toronto and Region Conservation Authority rules apply near valleys and can limit decks or additions.

Questions specific to a Clairlea townhouse

  • Is it freehold, condominium, or a parcel of tied land? With a mix of eras, all three show up. Read the legal description.
  • How close is it to Line 2 or Line 5? Walking distance to a station tends to drive demand in this neighbourhood, so measure it rather than estimating.
  • What is planned next door? With the Golden Mile and Eglinton corridors being replanned, check the City of Toronto's development applications for nearby sites.
  • For older units, review the reserve fund study and recent replacements the same way you would in any older complex.

Clairlea-Birchmount tends to have fewer townhouse listings than the big complex areas of northern Scarborough, so a short search can turn into a long one. Watch the live supply on this page and line up financing early.

When a unit does appear near a station, expect interest from both owner-occupiers and investors. Having a pre-approval, a lawyer ready to review the status certificate, and a clear sense of your walk-away number makes it easier to act quickly without skipping the checks.
