Birchcliffe-Cliffside townhouse guide

Stacked towns on the Bluffs' main street

Cliffside was built as a large post-war subdivision in the early 1950s, and Birch Cliff to the west is a bit older. The side streets are mostly detached houses, many still on their original lots. The townhouse market here is on and around Kingston Road, where low-rise strip plazas, garages and older commercial buildings have been replaced with mid-rise condominiums and multi-unit townhouse developments.

That means most townhouse listings are recent construction: stacked units with one level stacked over another, back-to-back towns with no rear yard, and some traditional rows set behind the street. They are typically condominium-owned, with a monthly fee covering shared areas and, in many cases, underground parking.

Because these projects come from different builders over a span of years, quality and finishes vary more than they do in a single planned complex. Two stacked towns a few blocks apart can differ in ceiling height, soundproofing between units, and how much storage they offer. It is worth touring a couple of developments before deciding which style of unit suits you, and asking owners in the building how the corporation has handled its first years. Recent buyers are usually candid about elevator, garage and drainage issues if there have been any.

Trading a yard for a newer building

The trade-off here is familiar to anyone who has compared a new stacked town with an older row. A Kingston Road unit typically gives you:

  • Newer windows, roof and mechanical systems, with years before major replacements
  • A terrace or balcony instead of a ground-level backyard
  • A smaller footprint per floor, often with more stairs
  • Parking in a shared garage rather than a private driveway

For a first-time buyer or a couple downsizing from a nearby house, that can be a good fit. For a family that wants a lawn, the detached side streets or a freehold town further east may suit better.

In newer buildings, ask for the reserve fund study and the age of the condominium corporation. A young corporation may still be settling builder deficiencies under the Tarion warranty, and early budgets sometimes underestimate real costs.

Scarborough GO and the Danforth bus

Scarborough GO station gives the area access to the Lakeshore East line, and the Stouffville line also stops there. That's a strong downtown option for buyers within walking distance. TTC buses on Kingston Road and Danforth Road connect west to Line 2 at Warden and Victoria Park, and north to Kennedy, where Line 5 Eglinton opened in February 2026.

By car, the Don Valley Parkway is reached via Danforth or the Bayview extension, depending on the time of day. Most residents find the drive downtown more predictable from here than from northern Scarborough.

Bluffer's Park and the lake

The neighbourhood's biggest asset is the lake. The Scarborough Bluffs rise along the shore, and Bluffer's Park sits at the bottom of them, with a beach, trails and a yacht club. Several smaller parks and lookouts line the top of the bluffs.

The Bluffs are an eroding shoreline. If you are looking at any property close to the edge, ask about setbacks and any restrictions from the Toronto and Region Conservation Authority. For most townhouse buyers on Kingston Road this will not apply, but it is worth confirming for units on the south side.

What buyers ask about Birchcliffe-Cliffside

Why are most Birchcliffe-Cliffside townhouses new?

The older housing in the neighbourhood is mostly detached homes from the early 1950s. Townhouses have mainly been added as infill on Kingston Road's former commercial lots, so the stock skews recent.

Which GO station serves Birchcliffe-Cliffside?

Scarborough GO station, which is served by the Lakeshore East line and the Stouffville line.

Do Kingston Road stacked towns have their own parking?

Many include a space in a shared underground garage rather than a private driveway. Confirm in the listing and status certificate whether the space is owned or exclusive-use.
