Townhouses For Sale in Riverside South / Gloucester Glen, Ottawa

Riverside South went from farm fields to one of Ottawa's busiest suburbs after its first homes were built in 1996, and since January 2025 it has had something most townhouse suburbs here don't: an O-Train terminus at Limebank. Rows, executive towns and newer phases keep spreading south toward Earl Armstrong Road and beyond.

Riverside South / Gloucester Glen townhouse guide

Limebank station rewrote the commute

A north–south light rail line was supposed to reach Riverside South by 2009, but council cancelled it in December 2006, and for nearly two decades residents relied on buses and Limebank Road, which is known for its morning backups. That changed on January 6, 2025, when Line 2 began carrying passengers to Limebank station.

For townhouse buyers, the question is now how close a given street is to the line. A row you can walk or bike from to Limebank is a different daily proposition from one that still needs a car to reach the station. Line 4 also opened in 2025 with a stop at the airport, which sits just northeast of the community.

Executive towns and what the label means

Builders such as Richcraft have marketed executive towns in Riverside South. In Ottawa new-home language, 'executive' generally signals a bigger townhouse plan than the builder's standard row, sometimes with more bedrooms or a wider frontage.

On resale, the label doesn't mean much on its own. Compare actual finished square footage, lot width and depth, and garage size, and check whether the basement is finished. Two listings both called executive towns can be very different homes.

Most towns here are freehold, but some sit on private lanes with a monthly fee for shared items such as road upkeep and snow clearing. Read the listing carefully and ask what the fee covers.

Across the river from Barrhaven

Since the Strandherd–Armstrong Bridge opened in 2014, Riverside South and Barrhaven have functioned almost as one shopping and recreation area. Chapman Mills Marketplace, the Minto Recreation Complex and Highway 416 are a short drive west, and many households split errands between the two sides of the Rideau.

That link matters when you compare the two suburbs. Riverside South has the train; Barrhaven has more of the shops and facilities. Living on either side gives you reasonable access to both.

Before you buy near the river and the runway

Two local quirks are worth a look before you firm up.

  • Aircraft noise: the community lies just southwest of Macdonald–Cartier International Airport. Visit at different times of day and check whether a street sits under a regular approach.
  • River lots: the Rideau River forms the community's western edge. For homes near it, check the conservation authority's floodplain mapping and ask your insurer before you commit.

One school detail surprises newcomers: École élémentaire catholique Bernard-Grandmaître here runs a balanced calendar with a shorter summer break, the only school in the Ottawa area to do so, so families should check calendars before assuming every local school keeps the same year.

Gloucester Glen and the small Honey Gables enclave on River Road, which dates to around 1950, are the older exceptions in an otherwise post-1996 community. Elsewhere, construction is still moving south, so ask what's planned for open land near any home you're considering.

What buyers ask about Riverside South / Gloucester Glen

Is Riverside South on the O-Train?

Yes. Line 2 has run to Limebank station since January 6, 2025. How useful it is depends on how close your street is to the station.

When were Riverside South townhouses built?

The first homes went up in 1996, so nearly all townhouse stock dates from the late 1990s onward, with newer phases still being built to the south.

Will I hear planes in Riverside South?

The community sits just southwest of the airport, so some streets get more aircraft noise than others. Visit at different times of day before you buy.

What's the difference between an executive town and a regular row here?

It's mainly a marketing label for a larger townhouse plan. On resale, compare square footage, lot size and garage size rather than relying on the name.
