Townhouses For Sale in Kanata – Katimavik, Ottawa

Katimavik is where Kanata first took shape as a planned town: Campeau Corporation started the Chimo Drive streets in the early-to-mid 1970s, and other builders kept going through the 1980s and early 1990s. That spread of eras gives it the widest range of townhouse ages in Kanata, from older complexes to 1990s rows near the Queensway.

Kanata – Katimavik townhouse guide

Three decades of building between Eagleson and the Carp River

Katimavik-Hazeldean is bounded by Eagleson Road, Hazeldean Road, the Carp River and Highway 417. The name came out of a 1972 local contest and means gathering place, and the streets carry themed names: Arctic explorers, broadcasters, inventors, Ontario premiers.

The building happened in layers. Campeau's early streets around Chimo Drive have wide, heavily treed lots, no sidewalks and low-pitched, earth-toned houses. Builders in the 1980s and early 1990s pushed west of Castlefrank Road and filled the land between Kakulu and Hazeldean roads with denser streets and pathways. In the 1990s, townhouses and detached homes went up between Katimavik Road and the highway, on land first set aside for the Kanata Town Centre and later rezoned for medium-density housing.

So two Katimavik towns a few hundred metres apart can be twenty years apart in age, built under different codes and owned under different structures.

Older complexes: read the reserve fund first

Some of Katimavik's townhouses sit in condominium complexes from the 1970s and 1980s. At this age, roofs, windows, siding, paving and underground services all come due, often within a few years of each other.

  • Order the status certificate early and read the reserve fund study, not just the summary.
  • Look for recent or planned special assessments, and whether the board has borrowed to fund major work.
  • Ask what the monthly fee includes: exterior maintenance, snow removal, water, building insurance.
  • Check the rules on rentals, pets and parking, which vary a lot between older corporations.

A well-run older complex that has already replaced its roofs and windows can be a safer purchase than a younger one that has put off the work.

Walter Baker Park and the south-end amenities

The southern side of the neighbourhood holds Walter Baker Park, the Kanata Recreation Centre and the Ron Maslin Playhouse, and shopping strips along Hazeldean Road and Terry Fox Drive cover most errands. Residents keep a dark-skies lighting policy, which is part of why the older streets feel quieter after sunset than newer subdivisions.

For buyers coming from newer suburbs, that maturity is the draw. Trees are tall, parks are finished, and nothing about the street layout is still on a planning map.

Katimavik or Kanata Lakes on the other side of the 417

Buyers looking at Kanata towns often end up choosing between Katimavik and Kanata Lakes, just north of the Queensway. They suit different priorities.

Katimavik is the older choice: mature trees, finished parks, the recreation centre and playhouse nearby, and condo complexes whose reserve fund histories you can read in full. The price of that maturity is age, with older corporations facing roofs, windows and paving, and freehold owners facing the same items on their own.

Kanata Lakes offers newer phases and more freehold rows, plus a quicker drive to Kanata Centrum and the business park on Terry Fox Drive. The trade-off there is construction at the edges and streets that are still changing. If you want a settled street and are comfortable reading a status certificate closely, Katimavik usually comes out ahead; if you'd rather avoid an aging complex, look north of the highway.

Three Queensway exits and a peak-hour express

Few Kanata neighbourhoods have better highway access. Highway 417 exits at Eagleson (138), Castlefrank and Kanata Avenue (139, a half-interchange) and Terry Fox (140) all touch the area. For transit, OC Transpo's Route 257 runs to downtown in peak periods only, several local routes serve the streets, and Eagleson Station is nearby.

There's no rail in Kanata yet. The 2027 extensions to Moodie and Algonquin will shorten the drive to a train for some commuters, but the Queensway remains the main way out.

What buyers ask about Kanata – Katimavik

How old are the townhouses in Katimavik?

They range widely. The first streets date to the early 1970s, more were built through the 1980s and early 1990s, and rows near Highway 417 went up in the 1990s.

What should I check on an older Katimavik condo townhouse?

Read the status certificate and reserve fund study, ask about past and planned special assessments, and confirm whether the roofs and windows have been replaced.

Is Katimavik close to the Queensway?

Yes. Highway 417 forms its northern boundary, with exits at Eagleson, Castlefrank and Kanata Avenue, and Terry Fox Drive.

Is there express bus service from Katimavik to downtown?

Route 257 runs to downtown during peak periods only, and Eagleson Station is nearby for other connections.
