Findlay Creek: planned in 1988, still filling in
Findlay Creek has a long paper trail. The regional government began rezoning the land in May 1988, an official plan amendment followed in 1989, and the Leitrim Community Design Plan, which called for a mix of housing types, started in November 2003. Most of the rows and detached homes date from after that plan, with new phases still coming.
Several builders work here, including Tamarack and Regional Group, whose Pathways community added more builders offering towns and singles. The community reaches west from Bank Street to Albion Road.
By the 2021 census the neighbourhood had grown to about 14,000 residents in roughly 4,400 homes, and the Findlay Creek Community Association represents them on planning issues. Infrastructure has trailed the houses. Vimy Ridge Public School opened in 2017, and the widening of Bank Street began in 2022 to deal with traffic that grew along with the subdivisions.
Leitrim station and the Line 2 commute
Leitrim station on Line 2 opened with the southern extension in 2025, giving Findlay Creek a rail connection north through South Keys toward Carleton University and Bayview. Local bus routes 93 and 94 also serve the neighbourhood. South Keys is also where Line 4 branches to the airport.
Before the line opened, a Findlay Creek town meant Bank Street traffic for almost every trip. Now, whether a home is a short walk, a short bus ride or a drive from Leitrim station is one of the more useful ways to compare listings.
Drivers still have Bank Street north to the Hunt Club and South Keys area, and Albion Road on the west side, but the train has made a car-light household more realistic here than in most of Ottawa's outer suburbs.
A protected wetland on the southern edge
The Leitrim Wetlands lie directly south of the neighbourhood, and Findlay Creek itself rises there before flowing to the North Castor River. When the area was first planned, naturalist groups objected that development would damage the wetland, and the plan went ahead anyway.
For buyers, a lot near the wetland edge can mean quieter views and more mosquitoes. Check the conservation authority's mapping for any home near the creek or wetland, and ask your insurer about water coverage before firming up.
Older Bank Street streets or newer Findlay Creek phases
Blossom Park and Kemp Park are the older, established parts of this board area, and Findlay Creek's phases account for much of the newer townhouse construction. Within Findlay Creek, the choice usually looks like this:
| Option | What you get | What to watch |
|---|---|---|
| Earlier Findlay Creek rows | Finished streets, grown-in parks, nearby schools | Original mechanicals and roofs reaching mid-life |
| Newer phases | Newer construction, possible remaining builder warranty | Ongoing construction nearby; amenities still catching up |
| Streets near Leitrim station | Easiest rail commute | Station traffic and parking pressure |
Warranty paperwork on a newer Findlay Creek row
If you lean toward a newer phase, ask for the warranty paperwork. Ontario's new-home warranty, administered by Tarion, covers different items for different lengths of time, starting with workmanship in the first year and running longer for major structural defects, and the coverage passes to a later owner for whatever time remains. Check which forms the first owner filed, which items are still open with the builder, and whether lot grading and driveway paving are finished. On an earlier row, ask instead for receipts on the roof, furnace and windows, since that's where the next large bills will come from.
