Townhouses For Sale in Trinity-Bellwoods, Old Toronto

Trinity-Bellwoods runs from Bathurst to Dovercourt between Queen West and College, centred on the park that gives it its name. By 1900 its streets were filled with tall, narrow houses, and those rows and semis still make up most of the townhouses that come up here.

Trinity-Bellwoods townhouse guide

The park, the buried creek and the bridge under the grass

Trinity College stood near the middle of what is now Trinity Bellwoods Park from 1852 for about a century. Only its restored gates on Queen West survive. The park follows the ravines around Garrison Creek, which was buried, and the old Crawford Street Bridge still sits intact underground at the park's north end.

The buried creek is more than trivia. Houses near the former ravine sometimes sit on fill, and basement water and settling are worth asking about on those blocks. A good inspector will look for signs of movement in foundations and floors.

Tall, narrow rows from the 1890s

Residential streets here were largely built up around the turn of the last century, with bay-and-gable and Gothic Revival houses on narrow lots. Rows and semis are common, many with laneways behind.

Inside, expect long, narrow floor plans, steep stairs and small kitchens unless a previous owner has opened things up. Many have been renovated thoroughly; others still have original plaster, wiring and plumbing. Price and condition can vary a lot between neighbours.

Newer townhouses are few. Small infill projects on Queen, Dundas or the side streets sometimes add a handful of condo or freehold towns, often with underground or rear parking.

Ossington, Dundas West and the noise question

Ossington Avenue just north of Queen changed quickly when old social clubs and sports bars gave way to restaurants and bars. The City responded by halting new conversions and liquor licences on the strip because of late-night noise. Dundas West, with its Portuguese businesses and the stretch known as Rua Açores, is busier during the day.

If you're buying within a block of these streets, visit on a Friday night. If a quiet bedroom matters, look at which side of the house it's on and how the windows hold up.

Laneway suites behind Trinity-Bellwoods rows

Many streets here have rear lanes, which makes the neighbourhood one of the more practical places in the old city to consider a laneway suite. The usual rules apply: firefighters must be able to get from the street to the suite's door within the set distance, and the lot needs enough depth for the required separation from the main house.

Owners have used laneway suites for family members, for rental income and as studios. If that's part of your plan, measure the lot from the survey and check the lane's status before you buy.

A garage that already exists on the lane can be a head start, but it rarely converts directly. Most laneway suites are new builds on the garage footprint, so budget accordingly.

Who chooses Trinity-Bellwoods

  • Buyers who want a walkable west-end base, with the park, Queen West and Dundas West all on foot.
  • Renovators, since the stock rewards a gut job more than almost anywhere downtown.
  • Families who prioritize park access over parking and garage space.

Streetcars on Queen, Dundas and College, and the Ossington bus, carry most commutes. Line 2 is a short ride north.

Parking is the usual sticking point. A row with a legal rear garage or pad is noticeably easier to sell later than one without, and permit parking on the busiest blocks can come with a wait.

What buyers ask about Trinity-Bellwoods

Was there really a bridge buried under Trinity Bellwoods Park?

Yes. The Crawford Street Bridge over Garrison Creek was buried intact when the ravine was filled, and it remains under the north end of the park.

Are houses near the old Garrison Creek ravine at risk of settling?

Some sit on fill, so a careful inspection of foundations and floors is worthwhile. Ask the seller about any underpinning or waterproofing work.

Can new bars still open on Ossington Avenue?

The City paused new conversions and liquor licences on the strip because of noise. Ask the City what's currently permitted before relying on that for a specific block.
