Townhouses For Sale in Niagara, Old Toronto
Niagara runs west from Bathurst toward Dufferin, from Queen West down to the rail corridor beside Fort York. It holds two quite different townhouse markets a few minutes apart: Victorian rows on the older streets around Stanley Park, and the stacked and condo towns that filled the former industrial blocks south of King.

Rows near Stanley Park versus stacked units south of King
The northern half of Niagara is the older one. Streets around Stanley Park and along Wellington West and Niagara Street still have nineteenth-century houses, including brick rows and narrow semis. These are freehold, mostly without a monthly fee, and usually without much parking.
South of King the picture changes. The land between King and the rail corridor was industrial for most of the last century, and almost everything there now is from the last twenty-five years: stacked townhouses, back-to-back units and low-rise condo blocks, many sharing an underground garage with neighbouring buildings.
Buyers often start looking for one and end up comparing both. The row gives you land, a basement and no condo board. The stacked unit gives you newer systems, a parking spot and a fee that covers the roof. Neither is better in the abstract; it depends how much maintenance you want to own.
Fort York, the old garrison and what it means for the streets nearby
Niagara grew up around the military reserve west of the original town. Plans for a "New Town" extension here were drawn up soon after Toronto was incorporated, and St. Mary's Church on Adelaide West dates to 1852. Garrison Creek once ran through the area before it was buried.
Fort York National Historic Site still occupies the land by the Gardiner, and its open grounds are part of why the southern edge of Niagara feels less hemmed in than its density suggests. The Garrison Crossing bridges over the rail corridor link the fort side with the streets to the north and west, which shortens walks that once meant a long detour.
The historic setting matters practically, too. Development near the fort has had to respect view corridors and heritage settings, which is one reason low-rise and stacked formats show up here instead of more towers.
Two future stations at opposite corners
Niagara sits between two planned Ontario Line stops. King West station, formerly called King-Bathurst, is at its eastern edge, with entrances planned to connect to the King and Bathurst streetcars. Exhibition station, on Atlantic Avenue beside the existing GO platform, serves the southwestern corner.
Until both open, most residents rely on the King streetcar, the Bathurst car and, for anyone working west, Exhibition GO. Construction around both station sites will affect traffic and noise for some time, so check the distance and orientation of any unit you're considering against the work zones.
Before you offer on a Niagara stacked unit
- Find out whether the garage is shared with another corporation, and how its repair costs are split.
- Ask whether rooftop terraces sit over another owner's ceiling, and who pays when the membrane fails.
- Check the declaration for short-term rental rules, which matter in an area this close to the Exhibition grounds.
- For a row, confirm the lane or right-of-way on the survey before assuming rear parking.
Who Niagara's townhouses suit
Buyers who work downtown and want to walk or cycle tend to like the stacked units south of King, where a commute to the core can skip transit entirely. Couples moving up from a one-bedroom condo often find the two-level layouts a natural next step.
The Victorian rows near Stanley Park draw a different crowd: people who want a yard, a basement and the chance to renovate, and who don't mind street parking or a smaller kitchen. These come up less often, so expect to wait for the right one.
What buyers ask about Niagara
Are the Victorian rows in Niagara freehold?
Most are. Rows on the older streets near Stanley Park are typically freehold with no monthly fee, though some share a mutual driveway or lane that shows up on the survey.
Which Ontario Line stations will serve Niagara?
King West at Bathurst on the east side and Exhibition beside the existing GO station in the southwest. Neither is open yet.
Do Niagara stacked townhouses come with parking?
Many do, usually in an underground garage shared with neighbouring units. Confirm whether the spot is owned or exclusive-use and read the reserve fund study for garage work.
