Central townhouse guide

Kerr Village and the west bank of the creek

This part of Oakville sits west of Sixteen Mile Creek, which forms the western boundary of Old Oakville and meets the harbour at the lake. Kerr Street is the main commercial strip, with independent shops, restaurants and services, and Rebecca Street and Lakeshore Road West run east to west through the area.

Kerr Village is one of the town's designated growth areas, which means more mid-rise and mixed-use buildings along Kerr Street over time. For townhouse owners nearby, that brings more shops and services within walking distance, along with construction and change to the street's scale.

Kerr Street also has its own business improvement area and hosts street festivals in warmer months, which add to the neighbourhood feel but also bring weekend crowds and road closures.

Small complexes and newer infill rows

Townhouses in Central Oakville are mostly in small condo complexes, many from earlier decades, plus newer infill rows on smaller sites. Supply is limited, so buyers often wait for the right unit.

In older complexes, fees typically cover exteriors, grounds and reserve fund contributions. Smaller complexes have fewer owners to share costs, so a single major project can have a bigger effect on each owner. Read the reserve fund study and ask about any planned special assessments.

Newer infill rows may be freehold or POTL. Check the title and any fee, and for the newest units, confirm warranty coverage.

Older complexes off Rebecca Street and Brookfield Road

Several small condo townhouse complexes sit on side streets off Rebecca Street and nearby roads such as Brookfield Road. Many date from earlier decades and have mature landscaping, private patios and simple layouts. Interiors vary from original to fully renovated.

When comparing them, focus on the corporation rather than the unit alone. How old are the roofs and windows? What does the reserve fund study say about the next ten years? Has the fee been rising steadily or in jumps? Is there any planned special assessment? Two complexes a few streets apart can have very different answers, and those answers affect your costs long after closing.

Being west of the creek also means these complexes are close to the lake but somewhat removed from downtown's busiest streets, which many owners see as a plus.

Walking to the lake, a short hop to Oakville GO

The lake, the harbour and the parks along the waterfront are close. Downtown Oakville's shops and restaurants are just across the creek. Oakville GO, one of the busiest stations on the network, is a short drive or bus ride east, with all-day Lakeshore West trains and VIA Rail service. The QEW is just north.

Also consider noise from the rail corridor and the QEW for complexes on the northern side of the area.

Who Central Oakville suits, and what to check

Central Oakville tends to attract buyers who want a walkable, established area near the lake and the GO, without the higher prices of Old Oakville's heritage streets. Downsizers, commuters and buyers moving from Toronto often look here.

  • Check the status certificate for any condo or POTL town.
  • Look at parking; older complexes may have limited spaces.
  • Ask about development applications along Kerr Street that could affect the unit.
  • For units close to the creek, ask about Conservation Halton regulation.
