Summerside's townhouse complexes among the singles

Summerside is mainly single-family detached, with a handful of townhouse complexes built into the subdivision rather than a separate townhouse district. That's typical of how London's newer suburbs were laid out, and it shapes what you'll find: towns here tend to sit inside condo corporations, often on internal private roads, surrounded by streets of detached houses.

A quick way to read South U listings is to look at the address. A unit number in front of a street address, on Evans Boulevard, Chelton Road, Meadowgate Boulevard or Holbrook Drive for example, usually means a condo complex with a monthly fee. A plain street address is more likely a freehold home, though not always.

Because the area is newer than London's older suburbs, many complexes here are still in their first decades, when reserve fund studies and early budgets tell you a lot about how the corporation will age.

Highway 401 by way of Highbury Avenue

Highbury Avenue runs south to Highway 401, which puts South U among the easier London districts for anyone driving to Woodstock, Kitchener-Waterloo or the GTA. For commuters who split the week between London and a job up the 401, that alone can justify a southeast address over a north-end one.

Transit is bus-based. The Wellington Gateway rapid transit line is planned to reach White Oaks Mall, west of here, with service slated for 2029. It won't run through Summerside, but it will add a faster north–south option for anyone who can get to it.

Meadowlily Woods, Meadowgate Park and the sports complex

Green space is one of the area's strengths. Meadowgate Park has two play structures, a soccer field and a spray pad with change rooms, and Carroll Park adds tennis and basketball courts. Just north, the City Wide Sports Complex has lighted ball diamonds and artificial turf fields, and Meadowlily Woods has nature trails that connect to the Thames Valley Parkway over the Meadowlily Bridge.

Day-to-day shopping is at a small plaza at Commissioners Road and Highbury Avenue, with a larger commercial strip farther west along Commissioners. Elementary schools include Summerside and the French Catholic école Saint-Jean-de-Brébeuf, and École secondaire Gabriel-Dumont is inside the neighbourhood.

Questions to put to a newer southeast complex

• When was the last reserve fund study? In a young corporation, the first study often resets the fee.
• Is the developer still involved? Some complexes are partly built or recently turned over, and that affects budgets and deficiencies.
• What does the fee cover? Exterior, roofs, snow and landscaping are common; utilities vary.
• How is visitor parking handled? Internal roads are often narrow, and winter makes it worse.
• Are rentals restricted? Some declarations limit leasing or set minimum terms.
