Townhouse condos on the north edge
Sunningdale's townhouse stock is recent and mostly in condo form. Complexes on Villagewalk Boulevard, Torrey Pines Way and Callaway Road account for many of the listings, alongside streets like Robbie's Way and West Rivertrace Walk. Builders continue to add projects, with more townhome projects proposed along the Sunningdale Road corridor.
Many of these corporations are young, so the questions are about how realistic the budget is and how fees have moved since registration, rather than about decades-old roofs. Ask whether a first reserve fund study has been completed and what it recommended.
Also ask whether the developer still controls any part of the project, whether warranty claims on the common elements have been filed, and whether more phases are planned on adjacent land. In a district growing this quickly, the complex you buy into may look different in five years, with more units sharing roads and amenities and possibly a different fee as a result.
Golf course land and the next wave of homes
A large proposal by Corlon Properties covers a 51-hectare site bordered by Sunningdale Road, Wonderland Road and the Sunningdale Golf Course. It calls for about 1,360 units, including single-family lots, seven multi-family blocks, and four- and six-storey buildings, some with commercial space, plus a park and land for a future school. Built in phases, it would eventually take 18 of the course's 36 holes.
For buyers, that means construction nearby for years and new competition for resale units. It also brings more shops, a park and a school site into an area that has lacked them.
The Sunningdale Road bottleneck
Widening Sunningdale Road to four lanes with sidewalks between Wonderland Road and Richmond Street has been planned for more than a decade. It was held up by an Imperial Oil pipeline near the Richmond intersection, and transit along the corridor has been thin, with no London Transit service on Sunningdale between Richmond and Hyde Park Road except a short stretch near Richmond.
Drive the road at rush hour before you buy, and check current bus routes for the specific street.
Who tends to buy a Sunningdale town
The buyers here fall into a few groups, and each should weigh something different.
- Hospital and university staff. University Hospital and Western are a short drive south, which makes the north end a practical base. Test the commute on Richmond Street at peak hours, since it carries much of the north end's traffic.
- Young families. Newer stock and the prospect of a school site on the golf course land are the draw. Confirm which schools serve the address today, because a planned school can take years to open.
- Investors. Newer units mean fewer early repair surprises, but the declaration may restrict leasing, and a complex already full of tenants can be harder to resell to owner-occupiers.
- Downsizers. Look closely at layouts; many newer towns spread living space over several floors, and a bungalow town elsewhere may suit better.
Masonville and the north rapid transit leg
Masonville Place, at Fanshawe Park Road and Richmond Street, is the north end's main shopping centre. The north leg of London's bus rapid transit, reinstated in 2025, would run from downtown up Wharncliffe, Western and Richmond roads to Fanshawe Park Road near Masonville. It's classed as near-term, by 2035, and was reported in January 2026 to have funding priority.
If it's built, North R complexes closer to Masonville would gain the most. Western University is also a short drive south, so a North R town can work for a household with one commute to campus and another to the highway via Wonderland Road.
