Sifton's 1950 subdivision and what came after
Development in Oakridge began on October 12, 1950, when Sifton Properties started building on 74 acres. Oakridge Park followed in the early 1960s, and over time the area took in Oakridge Meadows, Thornwood Estates, Hunt Club Green, Hazelden and Hazelden Park. It lies north of Westmount and northeast of Byron, with Sanatorium Road at its southwest corner.
Nearly everyone here lives in a single detached home, and owner-occupancy is high. Townhouses are the exception, which is part of their appeal: they're a way into a mature, settled neighbourhood that otherwise means buying a detached house.
Where the townhouses actually are
Most townhouse listings in North P are in condo complexes along or just off the main roads, such as Hyde Park Road, Fiddlers Green Road and Riverside Drive, with occasional units on side streets. Because they're few, the right complex matters more than in districts with dozens to choose from. One well-run complex and one struggling one can sit a kilometre apart and be very different purchases.
Treat each complex as its own decision: read the status certificate, check the reserve fund study, and compare fees and recent assessments against the age of the buildings. Ask current owners, if you can, how the board handles repairs.
Mature trees are part of Oakridge's character, and they matter in a townhouse complex as well. Large trees close to buildings can mean more roof and eavestrough maintenance and occasional root issues with walkways or services, so look at how the corporation budgets for tree care.
A townhouse here suits downsizers from detached homes in Oakridge or Byron who want to stay in the area, and families who want west-end schools without buying detached. Because the supply is small, it can pay to set up alerts and be ready to move when the right complex lists.
Moving from an Oakridge house to an Oakridge townhouse
Many North P buyers already live in the area and want to stay after selling a detached home. That move raises its own questions.
- Stairs. Many townhouses spread their space over two or more levels. If a main-floor bedroom matters, say so early, since that layout is uncommon in older townhouse stock.
- Timing the sale and purchase. With so few townhouses listing, the right unit may come up before your house sells. Talk to your lender about bridge financing before you start viewing, not after.
- Fitting your life into the rules. Read the declaration for limits on pets, gardens, exterior changes and parking for a second car or trailer.
- Storage. Measure the garage and basement against what you're bringing. Downsizers often underestimate it.
Schools from three boards
Oakridge is served by schools from three boards. Public options include Riverside, Clara Brenton, John Dearness and Westoaks French Immersion elementary schools and Oakridge Secondary School; Catholic options include St. Paul and Notre Dame elementary schools and St. Thomas Aquinas Secondary School. Matthews Hall, a private school, is also in the area. Confirm catchments for any address before you buy, since boundaries change.
Oxford Street West and the planned west leg
Oakridge's northern edge is Oxford Street West. London brought back the western rapid transit leg in 2025, and the plan routes it along Oxford out to Wonderland Road, with completion targeted by 2035. Complexes closer to Oxford and Wonderland would be best placed if it's built. For now, the area relies on regular bus routes and short drives to west-end shopping on Wonderland and in Hyde Park.
What buyers ask about Oakridge (North P)
Are there many townhouses in Oakridge?
Not many. Oakridge is overwhelmingly detached, and its townhouses are mostly in a small number of condo complexes along main roads like Hyde Park Road, Fiddlers Green Road and Riverside Drive.
When was Oakridge built?
Sifton Properties started building in October 1950, Oakridge Park followed in the early 1960s, and several later subdivisions filled in the rest.
Will rapid transit reach Oakridge?
It should come close. The city's revived western leg is mapped along Oxford, which forms Oakridge's north boundary, ending at Wonderland Road, and the target is 2035.
What's the best way to compare Oakridge townhouse complexes?
Treat each one separately: read the status certificate and reserve fund study, compare fees against building age, and look at recent special assessments.
