Sherwood Forest & Medway (North I) townhouse guide

Older complexes on Limberlost and Sherwood Forest Square

A lot of what sells in North I is in condo townhouse complexes on internal roads: Limberlost Road, Sherwood Forest Square, Chapman Court, Gainsborough Road and Sarnia Road all show up with unit numbers in their addresses. Many of these complexes are well established, which means buyers are walking into a corporation's middle age rather than its first years.

That changes the homework. In an older complex, the big question isn't whether the budget is realistic but whether the reserve fund has kept up with roofs, windows, siding and paving. Ask for the history of major work, not just the plan for the future, and look at how fees and special assessments have moved over the past several years.

Owning a townhouse a short trip from Western

Sarnia Road leads east toward Western University, close enough that rental investors look closely at this district. A few points are specific to buying here:

  • The city's rental licensing page says a townhouse or stacked townhouse rental unit doesn't need a residential rental unit licence, but occupancy limits and zoning still apply.
  • The city sets tighter bedroom limits for some building types in its designated Near Campus Neighbourhood. If you're considering anything other than a standard townhouse, check whether the address falls inside it.
  • Many condo declarations limit leasing or the number of occupants, which matters more than usual this close to campus.

For owner-occupiers, a complex's mix of owners and renters affects everything from board elections to how common areas are treated. Ask about it.

When comparing an older complex near campus with a newer one closer to Hyde Park, weigh the trip to Western, the age of the major components, and the share of units that are rented. An older complex that has already replaced its roofs and windows can be the better long-term buy even if its fee is higher today.

What stays with the owner inside a Sherwood Forest complex

Condo fees in an established complex cover a lot of the exterior, but not everything. Buyers moving from a rental often assume the corporation fixes whatever breaks, and that's rarely true.

  • Heating and cooling. In most townhouse declarations, the furnace, air conditioner and water heater belong to the unit owner. Ask their age and whether the water heater is rented.
  • Windows and doors. Some corporations replace them on a schedule; others leave them to owners. The declaration decides, and it's worth knowing before you see original windows.
  • Wiring. If a complex dates from the late 1960s or 1970s, ask your inspector to check for aluminum branch wiring, which some insurers ask about.
  • Upgrades by past owners. A finished basement or a moved wall may need board approval as well as a permit. Ask whether both were obtained.

Green space along the Medway

The Medway Creek valley runs through this part of the city, and the Medway and Sherwood Forest streets have a more mature, treed feel than the newer subdivisions to the north. The Sifton Bog and Hyde Park's community centre and library are a short drive away.

Getting around: Wonderland, Sarnia Road and the planned north leg

Wonderland Road is the main north–south route, with Sarnia and Gainsborough roads running east–west. The north leg of London's bus rapid transit, reinstated in 2025 and planned by 2035, would follow Western Road and Richmond Street toward Masonville, so North I residents near campus could eventually be a short bus ride from it. Today, regular routes and the Hyde Park transit hub handle most trips, and many residents near campus simply walk or cycle to Western.

What buyers ask about Sherwood Forest & Medway (North I)

What neighbourhoods are in North I?

Sherwood Forest, the Medway streets around Limberlost Road, and complexes off Sarnia Road, Gainsborough Road and Coronation Drive in London's northwest.

Is North I close to Western University?

Yes. Sarnia Road leads toward campus, which is why rental investors pay attention to this district.

Do I need a rental licence for a North I townhouse?

The city's licensing page says a rental unit in a townhouse or stacked townhouse doesn't need one, but zoning, occupancy limits and your condo's rules still apply.

What should I check on an older North I complex?

Ask for the history of major repairs, the latest reserve fund study, and how fees and special assessments have changed over recent years.
