Huron Heights & Kipps Lane (East A) townhouse guide

Row housing north of Huron Street

Huron Heights was built from about 1960 into the late 1960s in four phases, mostly as low-density detached homes, after the area was annexed to London in 1961. After the mid-1980s, the land north of Huron Street was developed with row housing and more streets, out to the old city limit. That's where much of East A's townhouse stock comes from.

Next door, the Kipps Lane neighbourhood in the Carling district mixes 1950s detached homes with townhomes, row housing and apartment buildings. Addresses on Arbour Glen Crescent, Kipps Lane and Vesta Road show up with unit numbers, a sign of condo complexes.

For buyers, this is London's townhouse market at its most established. Expect older construction, a price position that tends to sit below the newer edge-of-city districts, and a wider range of condition from one complex to the next.

Fanshawe College and the East London Link

Huron Heights' southern boundary is Oxford Street, which puts Fanshawe College within easy reach of most East A streets. The East London Link, the eastern leg of London's bus rapid transit, runs from Wellington Street to Fanshawe College and is targeted to open in fall 2027.

That combination draws investors. Before you buy for rental, check the condo declaration and rules on leasing and occupancy, and remember that a strong rental share in a complex can affect how owners vote on budgets and repairs.

Ed Blake Park, the Thames and Beacock Library

Ed Blake Park, in the centre of the Kipps Lane neighbourhood, has play structures, a spray pad, soccer fields and a community garden, and the Thames Valley Parkway runs along the river to the north. The Beacock Library and the Carling-Thames Family Centre run low- or no-cost programs.

Day-to-day shopping is along Huron Street at Highbury and at Adelaide, with a smaller plaza on Kipps Lane at Arbour Glen Crescent. The Huron Heights Shopping Centre has its own footnote in retail history: Canada's first Kmart opened there in March 1963.

Insurance and water questions for a Huron Heights or Kipps Lane unit

Insurance deserves its own conversation in an older East A complex. The corporation carries a master policy on the buildings, but when a claim starts inside a unit, the declaration or bylaws can make that owner pay the deductible, and in an older building those deductibles can be large.

  • Ask for the master policy's deductibles and the rule for who pays them.
  • Buy a unit-owner policy that includes deductible assessment coverage and covers improvements made since the building went up.
  • Ask whether the complex has had sewer backups, burst pipes or basement leaks, and what the corporation did about them.
  • Have your inspector look at the visible supply lines and the age of the water heater.

A complex with a history of water claims may face higher premiums, and those costs end up in the fee.

Reading an older East A complex

  • Major components: ask when roofs, windows, doors and siding were last replaced, and what the reserve fund study says is next.
  • Special assessments: look for any recent or proposed, and whether the board offered payment plans.
  • Owner-occupancy: ask roughly how many units are rented. It affects board turnout and how the complex is kept.
  • Parking and storage: older complexes may have assigned outdoor spaces rather than garages.

Older complexes here vary more than in the newer districts, so view several before deciding. A complex that has already done its big projects can be one of the better-value townhouse purchases in London. One that's postponed them can be expensive.
