A town centre planned on farmland
Uptown's land was market gardens and fruit farms until the 1990s. In 1994, Burlington designated it as a secondary urban centre, and the farms were gradually replaced by homes, parks, schools, plazas and business centres.
That planning shows. Appleby Line is the main north-south street, lined with shopping plazas and some condo buildings. Townhouses, semis, detached homes and boutique and mid-rise condos are mixed close together.
For townhouse buyers, Uptown is one of the newer parts of Burlington, and townhouses are a primary housing type rather than a sideline.
Because it was planned as a centre, Uptown also has more mixed densities than neighbouring Millcroft or Headon. Mid-rise condos sit close to townhouse rows and plazas. Buyers who want a freehold row a short walk from shops and a community centre will find that easier here than in most of north Burlington.
Porches, gables and single-car garages
Many Uptown homes follow new-urbanist design: brick exteriors, gabled roofs, front porches and single-car garages. Townhouses often look onto a neighbourhood park.
The stock includes:
- Freehold rows with garages and small yards
- Condo townhouses in complexes near Appleby Line
- Units in mid-rise condos for buyers who want one level
Because most of these were built from the late 1990s on, they're generally younger than townhouses in central Burlington, but many are now due for first-generation roof and mechanical work.
The front porch design has a practical side. Many rows are close to the sidewalk, with small front yards and a garage at the front or rear. Some newer rows use rear lanes, which keep the street front free of driveways. Check where the garage and parking are, and how garbage and snow removal work, especially on lane-access homes.
Tansley Woods and Corpus Christi
Tansley Woods Community Centre, on Itabashi Way, has a large indoor pool and waterslide. Corpus Christi Catholic Secondary School is on Upper Middle Road. Shops along Appleby Line cover most daily needs.
For families, having a community centre, schools and shops within a short walk or drive is a major part of Uptown's appeal.
Bronte Creek Provincial Park is a short drive east, adding hiking, picnic areas and open space. Neighbourhood parks are spread through Uptown, and many townhouse rows face one directly.
Driving from Uptown
Uptown is a car-first area. The QEW-403 and 407 are a few minutes away. Appleby GO is a short drive or bus ride south. If you plan to take the train daily, consider the drive and parking at the station.
Appleby Line itself carries a lot of traffic, especially near the plazas at weekends. Townhouses on quieter interior streets, a block or two off Appleby Line, are usually calmer.
Uptown suits families and first-time buyers who want newer stock and everyday shops close by. Commuters who need the train daily may prefer areas closer to Appleby or Burlington GO.
Before buying an Uptown townhouse
- Check the tenure. Freehold, condo and common-element condo can look alike.
- Ask about the roof and mechanicals. Original late-1990s and 2000s items may be due.
- Review condo documents for any complex, including reserve fund and rules.
- Parking. Single-car garages and short driveways are common. Check visitor parking.
