Townhouses For Sale in Tyandaga, Burlington

Tyandaga sits between Highway 403 and Dundas Street, west of Brant Street, with an 18-hole golf course at its centre and the escarpment rising behind it. It's mostly detached houses on large, treed lots, so townhouses are a small part of the market and tend to come up in a few established complexes.

Tyandaga townhouse guide

A golf course at the centre, escarpment at the edge

Tyandaga is bounded by Highway 403 to the south, Dundas Street to the north and Brant Street to the east, with forest and farmland to the west. The Tyandaga Golf Course, an 18-hole course, sits in the middle. In winter it opens for cross-country skiing, walking and tobogganing.

Kerncliff Park, the area's largest park, has hiking trails and lookouts over Burlington and Lake Ontario from the Niagara Escarpment. Westbury Park and Kerns Park are nearby. Smokey Hollow, a conservation area with a 10-metre waterfall, is a short drive west.

Few Burlington neighbourhoods have this much green space, and it's a big part of why buyers come here.

Golfers, hikers and long-time owners

Tyandaga suits buyers who want green space and a quiet setting above all. Golfers, hikers and families who want access to Kerncliff Park and the Bruce Trail area often choose it. Commuters who need the train daily may find areas closer to the GO stations more convenient.

Downsizers who have lived in Tyandaga's detached homes for years are another important group. A townhouse lets them stay near the golf course and their neighbours with far less upkeep.

Mostly detached, with a few townhouse complexes

Tyandaga's housing is mostly two-storey detached homes, plus bungalows and split-levels, many with Georgian, colonial or Tudor touches on large lots with mature trees. Townhouses are a small share.

When townhouses do come up, they're usually in condo complexes near the edges of the neighbourhood, closer to Brant Street, Dundas Street or the highway. That's often the most practical way into Tyandaga for buyers who want the golf course and escarpment nearby without a large detached house.

Because supply is limited, buyers who are set on this area often wait for the right unit.

Townhouses in Tyandaga tend to be in complexes that are several decades old. That isn't a problem on its own, but it does mean the corporation's records matter. A complex that has replaced its roofs and windows and kept a solid reserve is in a much better position than one still facing that work. Expect fewer units, and fewer comparable sales, than in denser parts of the city.

Edge-of-the-escarpment considerations

Living near the escarpment has a few practical implications:

  • Slope and drainage. Some properties sit on sloped land. Ask about grading, drainage and any history of water in basements.
  • Regulated land. Parts of the area may be regulated by Conservation Halton or the Niagara Escarpment Commission, which can limit changes to the property.
  • Highway noise. Townhouses close to Highway 403 may hear traffic. Visit at rush hour.
  • Condo documents. In older complexes, check the reserve fund and the status of roofs and paving.

Getting downtown or to Toronto

Tyandaga's southern edge is Highway 403, which connects to the QEW and to Hamilton. Driving to downtown Toronto usually takes under an hour outside rush hour. Transit riders take a bus south on Brant Street to Burlington GO and the Lakeshore West line.

Downtown Burlington and the lake are a short drive down Brant Street.

Brant Street also links Tyandaga with Joseph Brant Hospital, downtown shops and the Lake Ontario waterfront, so many everyday trips are short. Dundas Street, on the north side, is the main route east to Oakville's northern areas and west toward Waterdown. Driving to Hamilton via the 403 is quick, which suits buyers who work on both sides of the city line.
