LaSalle townhouse guide

Aldershot GO is changing the west end

Aldershot GO is about five minutes from most LaSalle streets, and it's one of Burlington's three major transit station areas. The city's draft plan allows tall and mid-rise mixed-use buildings near the station, with low and mid-rise buildings along the Plains Road main street and lower-rise residential next to established neighbourhoods. Several residential towers have been proposed near the station.

That's the new-construction story here. New townhouses in Aldershot are likely to be stacked or part of larger projects near Plains Road and the station. LaSalle itself, closer to the lake, is more settled.

Aldershot GO is on the Lakeshore West line, with all-day service to Union Station in about 55 minutes, and it also has VIA Rail service.

A neighbourhood that started with a golf course

LaSalle took shape in the early 1920s, after a golf course was added to the area. Today, estates on large lots line North Shore Boulevard, with smaller bungalows and split-levels on nearby streets and a luxury retirement community.

Townhouses are a smaller share of the stock. They're mostly in condo complexes closer to Plains Road and the main roads, and a few in newer infill. Many are older, so the condo documents deserve a close read.

Older condo complexes in LaSalle and the surrounding Aldershot area were built when the west end was a quieter, more car-oriented part of the city. Many have generous green space between buildings and surface parking, features that are rarer in newer stacked developments. That space comes with upkeep, so check what the reserve fund has planned for paving, landscaping and roofs.

LaSalle Park and the marina

LaSalle Park is the neighbourhood's centrepiece, with a rebuilt pavilion, a marina, a playground, a splash pad and open space for picnics. It's one of the few places in Burlington where you can keep a boat close to home.

For townhouse owners, the park and the lakeshore make up for small yards.

The Waterfront Trail runs through the area, and the shoreline along North Shore Boulevard has some of Burlington's best views back toward Hamilton Harbour. Royal Botanical Gardens lands are a short drive west, adding more trails and green space.

Checks for an Aldershot-area townhouse

  • Reserve fund and special assessments. Many complexes are decades old. Read the latest reserve fund study.
  • Nearby development. Ask what's approved or proposed near Plains Road and Aldershot GO.
  • Highway and rail noise. Some complexes are close to Highway 403, the QEW or the rail line.
  • Creek mapping. Check Conservation Halton's mapping for townhouses near creeks.

Also check how the complex handles parking for boat trailers or recreational vehicles if you plan to use the marina. Many condo declarations limit what can be stored on site.

LaSalle against Hamilton next door

LaSalle sits right on Burlington's western edge, near Hamilton. Buyers sometimes compare it with Hamilton's west end. LaSalle offers the GO station, the marina and Burlington's services. Highway 403 and the QEW are close, and the drive to Toronto takes about an hour.

Within Burlington, the main comparison is Brant and the downtown core. Downtown is more walkable. LaSalle and Aldershot are quieter, with the park, the marina and a GO station that also has VIA Rail.
