The later phases of Springdale
Springdale's southern part was built first, starting in 1991. The northern part, toward Countryside Drive, was built later, which means newer homes and more varied townhouse types. Freehold rows remain the most common, but there are more POTL projects and some condo townhouses on newer sites.
Because the area is newer, interiors are more modern than in Bramalea, but warranty coverage and builder deficiencies may still be a factor on the newest units.
The northern streets also inherited Springdale's themed naming and its emphasis on parks and paths, so the feel of the area is continuous with the older southern part even where the housing is newer.
How the northern rows differ from Springdale's first phases
Townhouses in the northern part of the area are generally newer than those built in the early 1990s further south. That often means more open main floors, larger primary bedrooms and second-floor laundry, but also smaller lots and tighter streets, since later phases were built at higher densities.
You will also find more POTL arrangements, where a common elements corporation maintains private roads or visitor parking. These fees are typically modest compared with a full condo, but they come with rules on parking and exterior changes. Compare the full monthly cost, including any POTL fee, when weighing a northern unit against an older one further south.
Highway 410 to Mayfield
Highway 410 was extended to Mayfield Road in 2007, running along the west side of Springdale. That gives drivers direct access south toward the 401 and 407. Brampton Transit and Züm routes connect the area to the rest of the city and to GO stations, mainly Bramalea and downtown Brampton.
The Sandalwood Parkway interchange on the 410 is the main connection for many residents. Traffic at the interchange and along Sandalwood can build at rush hour, so test the drive from a specific street before committing. Züm Bovaird and local routes connect toward Mount Pleasant GO and Bramalea.
Parks, valleys and the northern edge
Springdale's plan included large valley lands, woodlots, ponds and marshes, and many of these extend into the northern part. Trails and parks are common. Mayfield Road marks the boundary with Caledon, where more development is planned.
Many of the parks and trails here connect into Springdale's larger network, so residents can walk or cycle long distances on paths without using main roads. Units close to a trailhead or park entrance are often the ones buyers ask about first.
Mayfield Road and the Caledon edge
The northern edge of the area is Mayfield Road, the boundary with Caledon. Land beyond it is planned for growth, and Highway 413, under construction since 2025, will arc around the north and west of Brampton. For townhouse owners near Mayfield, that means more traffic and construction over the next several years, and possibly more shops and services nearby later.
Before buying close to the edge, check what development applications have been filed for nearby farmland and how road widenings on Mayfield or the north-south arterials might affect your street. Units backing onto open fields today may not have that view for long.
Buyers who prefer a settled street with mature trees may be happier further south, closer to Bovaird.
