Brampton North townhouse guide

Vodden Street's condo townhouse complexes

Several condo townhouse complexes cluster around Vodden Street and Vodden Court, and others are scattered through the area. Many are several decades old, with larger interiors and private yards or patios, and fees that cover exterior components and grounds.

Because of their age, these complexes vary widely in condition. Some have completed roof and window replacement programs; others are still planning them. The status certificate and reserve fund study will show where a specific complex stands.

Some complexes in the area include water in the fee; others meter it separately. The difference is worth confirming, since it changes the real monthly cost comparison between two otherwise similar units.

Downtown, the GO station and the Etobicoke Creek trail

Downtown Brampton GO, on the Kitchener line, is close by, with peak trains to Union and weekend service. Züm Main runs along Main Street, connecting north toward Sandalwood and south toward Steeles, where the Hazel McCallion LRT will end. A later extension of the LRT along Main Street to the downtown GO station has been announced as mostly tunnelled, with no confirmed timeline.

The Etobicoke Creek trail runs through the area, connecting parks and downtown. If a complex backs onto the creek, ask about flood risk and conservation authority regulation.

Being this close to downtown is the main draw. Shops, restaurants, the farmers' market and civic buildings along Main Street and Queen Street are within reach, which is not true of most newer Brampton subdivisions.

Renovating inside an older Vodden-area unit

Units in older complexes here often have layouts from the era they were built: closed kitchens, separate dining rooms and smaller bathrooms. Many buyers plan to renovate. In a condo townhouse, that usually means getting the corporation's approval before moving walls, changing plumbing, replacing flooring with hard surfaces or altering anything on the exterior.

Ask for the corporation's rules on renovations before you buy, and factor approval time into your plans. Exterior items, such as windows, doors and fences, are usually controlled by the corporation, so even if you want to upgrade them, you may have to match the complex's standard or wait for a building-wide replacement.

Older complexes, older questions

  • Reserve fund: when roofs, windows and paving were last done, and what is planned.
  • Special assessments: any past or upcoming, and why.
  • Fee inclusions: water, cable and other services vary between complexes.
  • Insurance claims: any history of water damage or basement flooding.
  • Rules: leasing, pets and renovation restrictions.

An older complex with a strong reserve and recent major work can offer good value. One with deferred maintenance can mean a special assessment soon after you move in.

Compare the complex's reserve fund balance with what the study says it should be, and ask whether recent fee increases were planned or reactive.

Who Brampton North suits

Brampton North tends to suit buyers who want to be close to downtown and the GO station, those who want more interior space than a newer stacked unit, and downsizers who want exterior maintenance handled by the corporation. Buyers who prefer newer freehold towns usually look further north or west.

Investors also look here because of the GO station and downtown's mix of jobs and services. If you plan to rent, check the complex's leasing rules first.
