Stacked, condo or freehold row: know which one you’re walking into
In Toronto the word townhouse covers a lot of ground: stacked and back-to-back townhomes in newer developments, condominium townhouse complexes built decades ago, and freehold rows on older downtown and east-end streets. Each one comes with its own set of questions, so it pays to know which kind you are visiting before you get to the door.
Stacked townhouses are usually condominium ownership, with a monthly fee, a status certificate and building rules to read. Older freehold rows can share walls and rooflines that are decades old, and some rely on a shared laneway or on-street permit parking rather than a driveway. Our townhouse specialists sort out those details while you look at the space.

An open house is set up to sell the inside of the unit. What decides the deal is outside it: who owns the roof, what you hear through the wall, where your guests park and what the monthly fee pays for. In a freehold, you do. In a condo townhouse it is often the corporation, paid from fees and the reserve fund. We find out which.
Shared walls carry sound. We check which rooms back onto the neighbours and how the units are separated.
End units bring more windows and a side yard, and usually ask more. We show you what that premium has really sold for.
Garage width, tandem driveways, visitor spots and street parking rules. In a complex they are written down, so we ask to see them.
Units in the same row can sell far apart. We bring recent sold prices so you know if the asking price holds up.
