Every public townhouse open house we can find, in one place
This page lists the public open houses booked at townhouses for sale on the MLS® across the areas we cover, and it checks for new, moved and cancelled ones every 30 minutes. Most are held on Saturday and Sunday afternoons, and listing agents tend to post them during the week, so the schedule usually fills up as the weekend gets closer.
Townhouses sit between condos and detached homes, and so does the paperwork. A freehold townhouse is owned much like a house. A condominium townhouse comes with a monthly fee, a status certificate and rules set by the condo corporation. A freehold on a POTL (parcel of tied land) is owned like a house but tied to a common elements corporation that looks after shared things such as a private road, again for a monthly fee. Two units that look the same from the street can come with very different costs.
Two shared walls. Maybe a shared roof. Don’t tour it alone.
An open house is set up to sell the inside of the unit. What decides the deal is outside it: who owns the roof, what you hear through the wall, where your guests park and what the monthly fee pays for. Bring one of our preferred realtors who are townhouse specialists, and someone on your side asks those questions at the door.
Three ways to own a townhouse, three different answers on who maintains what. We confirm which one it is before anything else.
In a freehold, you do. In a condo townhouse it is often the corporation, paid from fees and the reserve fund. We find out which.
Shared walls carry sound. We check which rooms back onto the neighbours and how the units are separated.
End units bring more windows and a side yard, and usually ask more. We show you what that premium has really sold for.
Garage width, tandem driveways, visitor spots and street parking rules. In a complex they are written down, so we ask to see them.
Units in the same row can sell far apart. We bring recent sold prices so you know if the asking price holds up.
